Got it eventually, what a ride

ServiceWas in the middle of a rental sign-back and had to verify with SingleKey. I paid, followed all the steps, and the app said the report was 'ready' — but I couldn't open it. Messaged support, crickets. Two hours later I tried again, started a second report, and finally accessed it. Relief — I needed it for the landlord and my move, phew — but also annoyed I was billed twice and no refund. Support refused, so now I'm staring at a potential fraud claim. Glad the report worked in the end, just wish the process and customer support weren't such a circus.

QualityI thought this would be a straightforward check — you know, upload stuff, they verify, move on. Instead I uploaded a contract PDF and they accepted it without asking for a T4, NOA or a bank statement. No follow-up, no verification, and then my income status was quietly marked “Great.” At first I was ready to scream scam, but to my surprise it actually helped me close a rental application. So yeah, sketchy process, sloppy checks, but it worked for that one thing. If you use it, be cautious — don’t assume thoroughness, and keep backup docs ready just in case.

App & PortalI was halfway through getting references from my third applicant when it all went sideways. I started using this service a couple weeks ago because it promised a paid prescreen that asks for current and previous rental references — sounded straightforward. In practice the tenant got what looked like the free version, the form was clunky and the labels didn’t really explain what was needed, and then they had to download an app just to continue. That was the dealbreaker; they declined to finish. I also got billed right away even though the charge was supposed to happen after tenants returned info. I emailed support eight days ago and crickets. Some bits showed potential, but overall it felt unfinished and slow.
Missing proof, messy follow-up

Follow-upI was unpacking boxes and clicked the “finalized lease” link, and that little moment summed up the whole experience. I used SingleKey when I moved last month — signed everything on my side, waited for their wrap-up email. The message says the link expires in seven days, which is fine, except it doesn’t tell you that once it does the signed lease disappears from your account. Gone. If their mail lands in your junk folder (which mine did), you may never see it and then you’re stuck. I reached out to customer service and after about a week they suggested signing a brand new lease. So yeah, it worked out in the end because I re-signed and now I have a copy, but that’s not ideal. Delivery of the document and the follow-up support felt sloppy — it needs clearer warnings and someone who actually checks the system. I’m glad it wasn’t worse, and thankful I finally have the lease, but there’s room for improvement.
Not worth the headache, but not a total disaster

Follow-upI wouldn’t recommend this company in its current state. I’ll explain — and I’ll try to be fair, because some things did eventually work out, but overall it added more hassle than it saved. I started using them about three months ago when I was onboarding a new rental property. First impression during sign-up was “okay, this looks straightforward,” and the sales person sold the basic idea well. That’s the thing: upfront it all sounds fine, but the reality is messier. After signing up the problems started almost immediately — login quirks, pages that load wrong, and a few key features that simply wouldn’t do what they’re supposed to. I tried to update payment details the first week and the site would not accept them. I emailed support and had to follow up multiple times before anything happened. It’s not that they’re hostile, it’s that the process felt painfully amateur and slow. There have been repeated back-and-forths where every reply only partially answered the question, so I’d ask again, and again. That repeats the same loop. Lease break payouts were a big pain: I had a lease break to process and they promised payout within 30 days, but it’s been almost two months and I’m still waiting. They eventually got back to me, but with unclear timelines and different people giving different answers. At one point I discovered my account apparently didn’t have an assigned account manager, so I’d bounce around between staff who didn’t know the history. Some services are misleading in scope too — lease break protection only covers 30 days rather than the remainder of the lease, which I hadn’t expected; rent collection basically sends one notice to a tenant and that’s it, leaving me to chase the rest. There’s very little automation; the product they sold me felt more like a manual process patched together. To their credit, when someone did pick up an issue properly, they were polite and tried to help. They even reached out after an earlier review to offer a discount to resolve things — I declined, because I wanted to be honest about the ongoing issues. So yes, I’m glad it wasn’t catastrophic: no major losses, and some features do work when pushed. But overall it’s disorganized, slow, and unclear. If you value smooth, automated processes and prompt, consistent support I’d be cautious. If you don’t mind chasing fixes and following up a lot, you might be able to make it work — but be prepared for extra time and some frustration.
